Perform Property Inspections
Our primary job is to protect your investment property. We make regular preventive maintenance inspections of your whole property to ensure it is in good working order and is ready for the owner or guest arrivals.
Cleaning service and maintenance program
We let owners and guest have a carefree stay by coordinating and supervising all essential and detailed cleaning services on the property. Such as change of linens on beds, kitchen counters, stove top, sweep and mop floors, clean bathrooms, organize vanity, wash sheets and towels, window cleaning, cleaning supplies inventory, etc. Also, we provide coordination and supervision of other property needs such as pool cleaning and maintenance, landscaping, pest control, etc.
Repairs and Maintenance Services
Timely and competent maintenance is the key to protecting your investment. Our goal is to provide you with this valuable service at a reasonable price using only qualified personnel. We have specialists available to handle any situation. Routine repair and maintenance will be performed as needed and will be prioritized by urgency and importance.
For any major job, we customarily obtain written estimates from minimum two different companies, notify you, and obtain your approval before we proceed. We ensure the quality of the work performed by making spot checks and follow up inspections. All major projects are fully documented in writing and supported by receipts. You reserve the right to schedule and control any or all repair and maintenance responsibilities if you desire.
Accounting Services
Every transaction affecting your account balance is recorded and explained in detail. Copies of all work orders and receipts are kept on file throughout the year. We will be happy to provide duplicate copies of this information at the end of the year to help you with your tax preparations. In addition to the monthly statements, we can also provide a complete account summary at the end of the year upon request. These statements are specially designed to simplify the year-end tax preparation job for you or your accountant.
Concierge Services
Our concierge services go above and beyond what any other Property management company can offer. We assist guests with various tasks like making restaurant reservations, arranging for spa services, recommending nightclubs, booking transportation, procurement of tickets to special events and assisting with various travel arrangements and tours of local attractions.
